A : VILLA BUILDING

Structure
Structure calculated according to earthquake resistant building regulations RPS 2000. Reinforced concrete plans inspected by the international inspection bureau SOCOTEC.
Reinforcement acceptance inspections are carried out by the inspection bureau SOCOTEC.
Foundation structure: individual footings under columns and continuous footings under reinforced concrete walls. Maximum pressure on the soil: 3.5 bars.
Vertical elevation structure: a system of columns, beams and walls. The latter will bear seismic loads.
Horizontal structure: prefabricated hollow floor beams with a reinforced concrete compression slab.

Slab
In reinforced concrete on an infill of compacted pit run gravel and polyane plastic.

Brickwork
In red terracotta bricks with 6 holes, 9 holes, 9T+6T 15 or 20 cm cement blocks with expanded polystyrene heat insulation in the double walls of the façade.

Plastering
Inside in cement mortar – Outside in bulk-dyed cement mortar.

Watertightness terraces rooms and reception areas
- Sloping shape.
- Extruded polystyrene heat insulation.
- Double layered elastomer waterproofing complex.
- Heavy protection by concrete culverts for inaccessible terraces.
- Protection with a cement or colored concrete tile covering with frieze in mat beige for accessible terraces.

Peripheral watertightness around buildings on slab
Leveling course watertight.

Dropped ceilings
In Safi plaster with decorative cornices in accordance with the room.

Wall covering
Inside in tadellakt in the reception area, bedrooms and top of bathrooms.

Floor covering
In local Beldi and Dess tiles in smooth, colored concrete in reception area, bathrooms and bedrooms. Cement tiles on the terraces.

Bathrooms
basin countertops brick built, covered in top quality marble. Baths to be built in. The tops around the baths are in best quality marble.

Kitchens
High and low storage space to be brick built. Countertops covered in grey granite – lower cupboards in cedar wood.
The kitchens come equipped with a ventilation hood, an electric oven and a fitted Franke hob.

Electricity
See the lighting and socket plans or show house.
Agger electrical box and protections.
Legrand “mosaïque” switches and sockets

Plumbing
Soundproofed PVC plumbing.
Retube system for the hot water cold water distribution system
Hot water will be provided by solar and electric water heaters on the terrace.
Bâche à eau de stockage de 15 m3.
Wilo pressurizer equipment with 2 pumps.

Sanitary ware
Made by Jacob delafond. “Odéon” suspended toilet – “Presqu’île” basins.

Taps
Made by Grisama, in satin brass.

Air conditioning – heating
Blowing and intake ducts in staff for reception areas. Holds installed for bedroom split systems. Split system coverable in the reception areas. Split system for all bedrooms. Equipment brand: TRANE.

Central heating
Installation of the network between the radiator recesses and the boiler room using the retube system. DOMUSA 50000 kw cast iron gas boiler; VIADRUS radiators in recesses.

Inside woodwork
Inside doors in solid, noble wood. Essence : cedar.

Outside woodwork
Villas types 1 (Dar Holm) and 3 (Dar Hema): in solid, noble wood. Essence : cedar.
With 8 mm clear glazing and Stadip 4x4x2.
Villa type 2 (Dar Chaane) : metal with glass panels


B : SWIMMING POOL - POOL HOUSE - GARDEN


The pools will be 12.00 m x 6.00 m. The structure will consist of a reinforced concrete base slab and shell.
The floor and vertical walls will be cased to make them watertight.
Infinity edge pools.
The Astra water treatment system equipment will be stored in the underground equipment room. The water recirculation and filtration system skims water from the surface and releases filtered water to the bottom of the pool.
The inner sides of the pools will be covered in Tadellakt.

Planting of individual gardens
15 palm trees. Around 4000 m2 lawn and 20 olive trees per villa.
